WHAT'S INCLUDED
Photos
Our photographer will call to get the photos, and write a property description. They will also arrange for an,
Energy Performance Certificate (Certificación Energética) to be carried out if you do not already have one.
The CE or Certificación Energética.
This is an assessment of the energy efficiency of your home.
Legislation dictates you must have an CE Certificación Energenética when marketing your property for sale.
There are a few exceptions; dwellings under 40m2 may be exempt. The CE Certificación Energenética) will belong to you.
You can ask for a copy to be electronically sent at any time.
Property Description
We have been working tirelessly to create the most effective property descriptions. Your advert will get prospective purchasers attention within the first few lines yet provide plenty of information should they want to read on.

Ask us for an online valuation. We will do all the same research that any good estate agent would. We will compare your home with similar sold and for sale properties in your area using various online resources to provide you with the best marketing price. Rather than sit in your house to deliver the information and quite probably the hard sell. We email the valuation to you so you can go through in your own time. Of course we would love to think you will use us to sell or buy your home.

Once you have agreed the advertising details the advert will go live on all our major local and overseas portals here and in the Overseas property section.
Viewings
Interested viewers call or email our office. We then contact you to arrange the viewing.
We prefer it this way, some agents have a viewing portal that automates the viewing process but we prefer a more hands on approach.
This way we are able to get plenty of information about the viewer such as if they have sold or first time buyers etc. how many people will be on the viewing etc. We can then give you this information when we confirm the viewing with you.
We also find that this dramatically reduces the amount of "no shows" compared to an automated booking system.

We insist on accompanied viewings
All viewings will be carried out by a trained and security checked agent.

When you have a buyer
We recommend offers are made through us. This way we can formalise the offers and send out the relevant notifications.
Verifying funds
Once we have an offer on your property we will financially verify the person who has offered to buy your property. This means we will check that they are in a position to be able to afford your property and, if they are involved in a chain, we will check the stability of it with the other agents involved.
Agree a Sale
We will work with you to get you the best sales price. Once you are completely happy we send the paperwork to our in house Lawyers and get the legal work started or if you have your own Lawyer to them.

Verifying funds
Once we have an offer on your property we will financially verify the person who has offered to buy your property.
